The one number every Incline Village homeowner should see first: the median sale price in ZIP 89451 was $1,282,500 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down 12.3% from the same months in 2025. Price matters, but it is not the whole story.

Here is what makes the price dip easier to read. The Real Estate Data Aggregator counted a median of 62 days on market in ZIP 89451. That is 16 days shorter than a year ago. Homes adjusted on price, but buyers are still showing up.

For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.4% year over year through August 2026. Incline Village moved in the opposite direction. That gap is real, and it tells a local story, not a national one.

Kings Beach (ZIP 96143) tells a sharper story. The Real Estate Data Aggregator counted 42 median days on market there, with a sale-to-list ratio of 100.1%. About 21.1% of homes sold above list price. That is a different pace from Incline Village.

Crystal Bay (ZIP 89402) is quieter. The Real Estate Data Aggregator counted 3 homes sold and 9 for sale, with 9.2 months of supply. No homes sold above list price, and the sale-to-list ratio was 92.9%. Small sample sizes mean one sale can shift the numbers a lot.

What the national picture adds

The Federal Housing Finance Agency reported U.S. prices rose 2.4% year over year through August 2026. Incline Village's 12.3% price drop stands apart from that trend. Local conditions are driving this, not a national pullback.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Incline Village's own price adjustment fits a wider pattern of sellers recalibrating.

Mortgage rates are a real factor for buyers. Realtor.com reported rates climbed above 7% for the first time since January 2025. That shapes what buyers can afford and how long they take to decide.

What this means if you own a home here

Prices pulled back. That is honest. But the Real Estate Data Aggregator also shows pending sales in ZIP 89451 rose 6% from a year ago, to 123. Demand did not disappear. It got more selective.

New listings in ZIP 89451 fell 14.8% from a year ago, per the Real Estate Data Aggregator. Fewer sellers came to market. That kept inventory from piling up, which helped the homes that did sell move in 62 days.

About 26.8% of homes in ZIP 89451 went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 0.8 points from a year ago, so the fastest-moving share shrank slightly. Most homes still needed more time.

In short
  1. Incline Village prices dipped 12.3% in the three months ending August 31, 2026. But homes sold 16 days faster than a year ago, pending sales rose 6%, and sellers still got 96.7 cents on every listed dollar.
  2. The market adjusted.
  3. It did not stop.

One street can read very differently from the ZIP code as a whole. A home on a quiet cul-de-sac near the lake may have moved faster or slower than the 62-day median. If you want to know where your home sits, send me your address.
