One Part of South/Southwest Reno Is Moving Much Faster Than the Rest
The Real Estate Data Aggregator counted 49.3% of homes in ZIP 89523 going under contract within two weeks. That is the fastest clip in South/Southwest Reno. If you are buying or selling there, the clock starts early.
That 49.3% figure, from the Real Estate Data Aggregator, is up 18.3 points from the same period in 2025. It is the sharpest jump of any ZIP code here. Not every part of South/Southwest Reno moved that fast, though.

Realtor.com also found 21.6% of South region listings had price reductions that month. The local ZIP code numbers from the Real Estate Data Aggregator show a more mixed picture inside that region.
Supply Dropped Across the Board
The Real Estate Data Aggregator counted 340 homes for sale across all four ZIPs combined. That is down 21.5% from the same period in 2025. Fewer choices for buyers means more competition for the homes that do list.

Sales Were Up, Even as New Listings Fell
The Real Estate Data Aggregator counted 361 homes sold across South/Southwest Reno in the three months ending August 31, 2026. That is up 16.5% from the same period in 2025. At the same time, new listings across all four ZIPs fell 8.5% to 368 homes.
More homes sold while fewer came to market. That gap is part of why the fastest ZIP codes moved so quickly.
The Broader Picture
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That national number is a backdrop. South/Southwest Reno's ZIP codes each moved differently from that average.
CNBC reported Fannie Mae forecast the average 30-year fixed mortgage rate at 7.4% for the fourth quarter of 2026. That rate shapes what buyers can afford. It is worth keeping in mind as you read these local numbers.
- ZIP 89523 was the fastest-moving part of South/Southwest Reno in the three months ending August 31, 2026. Nearly half of its homes went under contract within two weeks, and the median sat at just 37 days.
- The other three ZIPs moved more slowly, and prices went in different directions.
- One ZIP code can read very differently from the one next door.
