One part of the market is still moving fast despite higher mortgage rates
Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is a three-year high. Yet one part of this market is barely pausing.
In the three months ending August 31, 2026, the Real Estate Data Aggregator counted just 1.2 months of supply in ZIP 94563. The median home there sold in 14 days. Those two numbers together tell you something important: well-priced homes in that area are not sitting.
For buyers, less supply means less room to wait. For owners, it shows pricing matters more than the rate environment.
How ZIP 94563 stacks up against the rest of the market
The Real Estate Data Aggregator tracked every ZIP code here for the same period. ZIP 94563 had the tightest supply and the fastest median sale time of any area in this market.
The Real Estate Data Aggregator also counted 62 homes sold in ZIP 94563 in the three months ending August 31, 2026. The median sale price there was $1,917,500, up 8.2% from the same months of 2025. That price gain held even as rates climbed.
Nearly 42 in 100 homes in ZIP 94563 sold above list price. The Real Estate Data Aggregator put the average sale-to-list ratio there at 101.1%. Sellers were getting more than they asked, on average.
Speed: who went under contract in two weeks or less
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. ZIP 94563 had 42.2% go that fast. That share rose 6.8 points from the same months of 2025.
The wider picture: rates and national demand
Freddie Mac also reported a 15-year fixed rate of 6.71% on October 15, 2026. Higher payments are real. The National Association of Realtors reported existing-home sales nationally reached 3.99 million units in September 2026. That is a modest pace by historical standards.
Nationally, Realtor.com reported for-sale listings growing nearly 7% year over year. More supply across the country has not, however, loosened the tightest pockets of this local market.
Not every ZIP code here reads the same way. The Real Estate Data Aggregator counted 11.7 months of supply in ZIP 89413, compared with 1.2 months in ZIP 94563. That is a wide gap within the same market.
| ZIP 94563 | ZIP 89413 | |
|---|---|---|
| Months of supply | 1.2 | 11.7 |
| Median days on market | 14 | 56 |
| Median sale price | $1,917,500 | $5,500,000 |
| Sold above list price | 41.9% | 20% |
The price in ZIP 89413 is the highest in the market. Fewer buyers can reach that level, especially at a 7.40% rate. That is one honest reason supply sits higher there.
