Prices are not moving the same way across South/Southwest Reno

Real estate, South/Southwest Reno

One broad headline can hide two very different stories. In South/Southwest Reno, where you live matters more than any single number.

Realtor.com reported the South region's median list price fell 2.4% year over year in September 2026, to $379,000. That sounds like one clean trend. It is not.

The Real Estate Data Aggregator counted homes sold across ZIPs 89511, 89519, 89523 and 89439 for the three months ending August 31, 2026. The price story looks completely different depending on which ZIP you are in.

The split: one ZIP up sharply, one down sharply

ZIP 89511 saw its median sale price rise to $1,405,000, up 11.1% from the same three months in 2025, per the Real Estate Data Aggregator. That is a meaningful gain.

ZIP 89519 moved the other way. The Real Estate Data Aggregator put its median sale price at $835,000, down 17.1% year over year. Both ZIPs sit inside the same broad South region.

ZIP 89523 was nearly flat. The Real Estate Data Aggregator showed a median sale price of $661,250, up just 0.3%. ZIP 89439 dipped 5.6% to $830,000.

Homes are still selling, and selling faster

The price split does not mean the market is stalled. The Real Estate Data Aggregator counted 361 homes sold across all four ZIPs in the three months ending August 31, 2026. That is up 16.5% from the same period a year before.

Fewer homes for sale means buyers have less to choose from. The Real Estate Data Aggregator showed homes for sale fell 21.5% across the four ZIPs combined.

Homes are going under contract faster too. In ZIP 89523, the Real Estate Data Aggregator found that 49.3% of homes went under contract within two weeks of listing. In ZIP 89519, that share was 43.6%.

Mortgage rates add pressure for buyers

CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of the week ending October 7, 2026. That is the rate buyers are working with right now.

CNBC also reported that mortgage applications to purchase a home fell 15% compared with the same week a year ago. Higher rates slow some buyers down. That matters when you are pricing a home.

Price cuts are common, but not everywhere

Realtor.com reported that 21.6% of listings in the South region carried a price reduction in September 2026. Nearly 1 in 5 sellers trimmed their ask.

That is close to the national picture. About 21.1% of U.S. home sellers cut their asking price during the four weeks ending September 20, 2026, according to data reported by Redfin.

Not every home needed a cut, though. In ZIP 89519, the Real Estate Data Aggregator found 27.9% of homes sold above list price. In ZIP 89523, that share was 23.7%.

What this means for you

For homeowners, a broad regional number can point in the wrong direction. Your ZIP code's trend may look nothing like the headline.

For buyers, the right offer depends on which ZIP you are in. A 17.1% price drop in one area and an 11.1% gain in another call for very different thinking.

The Real Estate Data Aggregator covers four ZIPs here. Even within a single ZIP, one street can read differently from the whole. A few blocks can change the picture.

In short
  1. South/Southwest Reno is not one market right now.
  2. ZIP 89511 rose 11.1% in median sale price.
  3. ZIP 89519 fell 17.1%.
  4. Homes are selling faster and inventory is down.
  5. The broad South region headline from Realtor.com, a 2.4% dip, sits between those two extremes.
  6. Your street may sit closer to one end than the other.
