South Reno and Damonte Ranch had more sales than homes for sale

More homes sold than were listed for sale. That is the one fact that shapes everything else here right now.

When sales outnumber listings, sellers have a little more room. Buyers have less time to wait.

The Real Estate Data Aggregator also counted 387 pending sales in that same period. That is more pending deals than homes currently for sale. Demand is real, even with rates where they are.

Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC reported the average 30-year fixed rate rose to 7.30% as of September 30, 2026. Rates at that level slow some buyers. Not all of them.

ZIP 89521: the busiest corner of the market

The Real Estate Data Aggregator counted 263 homes sold in ZIP 89521 in the three months ending July 31, 2026. That is up 45.3% from the same three months in 2025.

The median sale price was $738,000, up 6.6% year over year. Homes sold in a median of 39 days, four days faster than a year before.

Nearly 36% of homes in 89521 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share is down 2.8 points from last year. Not every home sells fast, but many still do.

ZIP 89502: fewer listings, quicker decisions

The Real Estate Data Aggregator counted 82 homes for sale in ZIP 89502 in the three months ending July 31, 2026. That is down 36.9% from a year ago.

With fewer choices, buyers moved faster. The Real Estate Data Aggregator found that 41.9% of homes went under contract within two weeks. That share is up 11.9 points from the same period in 2025.

About 22% of homes in 89502 sold above list price, the Real Estate Data Aggregator found. That is up 12.5 points from a year ago. Pricing carefully still matters, but well-priced homes are getting attention.

ZIP 89440: a small market with its own pace

ZIP 89440 is a small corner of this market. The Real Estate Data Aggregator counted just 7 homes sold in the three months ending July 31, 2026.

The median days on market was 102 days. That is much longer than the other two ZIPs. Small sample sizes mean one slow sale can shift the whole picture.

The wider picture: rates and prices nationally

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted.

Realtor.com reported a median list price of $379,000 for the South region in September 2026. That sits well below the $738,000 median sale price the Real Estate Data Aggregator found in 89521. South Reno skews higher than the broader regional picture.

Realtor.com also reported a median of 68 days on market for the South region in September 2026. The Real Estate Data Aggregator found 39 days in 89521 and 42 days in 89502. This market is moving faster than the regional average.

  1. The Real Estate Data Aggregator counted 371 homes sold and 387 pending sales against only 319 homes for sale across South Reno and Damonte Ranch in the three months ending July 31, 2026. Sales are outpacing supply.
  2. Rates above 7% are a real cost, but they have not stopped buyers here.
  3. Pricing and timing still decide the outcome for each home.
