Damonte Ranch prices rose faster than recent national measures

The Real Estate Data Aggregator put Damonte Ranch's median sale price at $738,000 for the three months ending July 31, 2026. That is a 6.6% gain from the same months in 2025. Local prices are moving faster than the national picture.
For buyers, that gap matters. Mortgage rates are adding pressure too. CNBC reported the average 30-year fixed rate hit 7.45% on September 24, 2026. That is a meaningful cost on top of a price that is already climbing.
More homes sold, and they sold a little faster
The Real Estate Data Aggregator counted 263 homes sold in ZIP 89521 in the three months ending July 31, 2026. That is up 45.3% from the same months in 2025. Pending sales rose 38.7% over the same stretch. Buyers are active here, even with rates elevated.
The Real Estate Data Aggregator showed median days on market fell to 39 days, 4 days shorter than a year before. Not every home sold fast. Only 35.9% went under contract within two weeks of listing, down 2.8 points from last year. So speed depends on the home.
Supply is up, but still lean
The Real Estate Data Aggregator counted 232 homes for sale in the three months ending July 31, 2026. That is up 21.5% from a year before. New listings rose 30.7% to 302. More choices are arriving, but 2.7 months of supply is still a fairly tight market.
Nationally, Realtor.com reported that median list prices fell 1.3% year over year in August 2026. Damonte Ranch is moving in the opposite direction. That does not mean every home here will sell above list. The Real Estate Data Aggregator found only 18.6% of homes sold above list price, down 0.7 points from a year before.
What mortgage rates mean right now

CNBC also reported that mortgage demand from homebuyers dropped 19% from a year ago as of September 16, 2026. Higher rates slow buyers down, even in a market where prices are rising.
